To the Members of the Magnolia Villas Homeowners’ Association;


We held a monthly board meeting yesterday evening, and we would like to provide the neighborhood with a few updates:

Lawn Maintenance


We requested quotes from our current as well as other lawn maintenance providers as the current number of service calls does not fit the needs of the community. I have provided a brief overview of our current provider as well as the most competitive quote. For reference, we are currently under contract for 24 service calls/year and paying $22,784.64.

Based on these quotes, we believe the price and the additional services we will receive from Turfmasters coupled with their knowledge of our property are worth making the transition of providers. Should we make this transition, we will be outside of our budgeted numbers to take a roughly $4000 loss this year.


We recognize that our contract was pulled from Turfmasters following the 2023 annual meeting after the voicing of some concerns regarding level of care being provided. While we believe making this transition is best for our community, we do not want to do so without offering an opportunity for feedback. If you have concerns about returning to services with Turfmasters, please feel free to share those via email so that we may take this into consideration. If appropriate, we will plan to move execute a new contract on May 17th. 


Water Runoff

The City of Waco looked at the  water running along the curbs from 1217 - 1201 Drake when they were here for maintenance and said they believe both are related to runoff/groundwater from our significant rainfall. We are monitoring both areas to see if any followup is necessary. 



Gate Remotes/Repair


We have had several voiced concerns over issues with gate remotes/programmed vehicles being unable to open our front entry gate. The primary mechanism that receives the transmission to open the gate was dislodged during a day of heavy rainfall. It was reconnected, but we believe there may be lingering issues keeping remotes from working correctly. We are having this looked at to hopefully correct the issue. Should gate remote issues persist, please make the HOA board aware.


As new remotes have been requested from Triliji, we would like address this expense:


  1. HOA funds will replace a remote for a household if the remote does not continue working due to age or malfunction. Any damaged, lost, or additional remotes may be purchased through Triliji at the homeowner’s expense. 


Fence Quote


The fence running from 1201 Drake to 1219 is in poor shape, and we are beginning the process of quoting a replacement. We do not have an intention to or to not move forward with this replacement at this time, we are simply receiving quotes for the work. 


Rules and Regulations


We are looking into the creation of a “Rules and Regulations” for our community. Our understanding is that our bylaws are written in such a way that the rules and regulations exist within the bylaws themselves. For clarity, we’d like to remove the sections from bylaws and institute them as an appropriate Rules and Regulations document. Ultimately, this can only be done by community vote as this would be considered an adjustment to our bylaws. As we draft this document, we will share the information with the neighborhood and solicit community feedback to ensure the appropriate items are addressed.
